AREAS SPECIFICATIONS
GENERAL
- Front door Solid
iroko door with automatic opening device connected to audio-visual
intercom in each apartment.
Stainless steel fixtures and glass trimmings.
- Stairs, floors
and railings
Floors, stair treads, riser, sides and skirting in marble.
Railings in cast aluminium with stainless steel handrail.
- Wall finishes
Gypsum rendered, finished with plastic emulsion paint.
- Lift
Two lifts per block, equipped with auto level to stop in case of
power failure.
The cabins are finished with a marble floor and skirting, cherry
wood sides, mirror and low voltage lighting.
Doors will be in stainless steel finish.
- Door at roof

Glazed aluminium security door.
- Illumination
Lighting to stair hall, stair well with sensor switches and power
failure backup lighting.
- Parking
facilities
Optional parking facilities for residents at level 2 with direct
access to stairs and lifts through a security controlled door.

Pultruded corrosion resistant structural fiberglass railings.
- Garbage
Residents have the use of a communal garbage room at ground floor
level.

apartment.

electricity supply
The water and electricity supply will be provided up to the metering
cubicle of each apartment.
- Facade finish
Facade walls will be finished by vendor in natural stone or rendered
as per architects' drawing.
- Terrace/balcony

Pultruded corrosion resistant structural fiberglass railings to
balconies and terraces.
- Waterproofing
4mm thick waterproofing membrane will be laid wherever necessary as
well as anti root membrane in the planters.
- Planted areas
The planted areas will be completed as per architects' drawings.
- Lighting
protection
A central lightning protection system to protect the building.
- Fire alarm
A manual call point in each apartment for use in case of a fire
emergency, together with an alarm bell in each block of apartments
connected to an administration office.
- Electric
generator
A common electric generator to provide electricity for common
staircases, lifts and water lift pumps during power failure.
STANDARD
APARTMENT SPECIFICATIONS FOR 2 BEDROOM APARTMENTS

Plumbing
Hot and cold plumbing installation to bathrooms, shower rooms and
kitchen as indicated in plan, fed off a communal roof tank with
individual metres and back-up reservoir tanks in the basement.
Water heater.

Electrical
Power and lighting installation to all rooms including bedroom
ceiling fan point and power points for the eventual installation
of air conditioning units, main switch and circuit breaker, will
be installed as indicated in architectural drawing attached to
contract. Maximum 25 power points, 25 lighting points, cooker and
shaver unit. A separate power point will be installed in all rooms
for eventual installation by purchaser of an indoor air
conditioning unit. A further power point will also be installed
from the apartment up to the roof for the air conditioning outdoor
unit. (See further details under air conditioning).

Bathrooms :
Sanitary ware in bathroom as indicated in plans.

Drainage :
Drainage system to bathrooms, shower rooms and kitchen installed
down to ground level and connected to government mains.

Telephone : 3
telephone outlets installed as indicated in plans. Wiring to be
carried out by Maltacom on request by buyer.

TV : 3
television outlets from single Cable TV installation as indicated
in plans. Wiring to be carried out by Melita Cable on request by
buyer.

Intercom :
Video intercom in hall to main entrance at ground floor &
resident's car park level, including automatic lock to same.
- Air Conditioning
The air conditioning system shall be purchased & installed by
the buyer. The type of system installed shall consist of a single
outdoor unit serving a number of the indoor units in each apartment.
The outdoor unit shall be installed in the space provided by the
vendor on the roof of the lift machine roof. No other space shall be
made available for the installation of the outdoor unit. All copper
pipes from the outdoor unit to the apartment shall be installed (by
the purchaser) in the main shaft.
The vendor shall provide the necessary electrical points in the
apartment and on the roof for the eventual connection of the air
conditioning system indoor and outdoor unit, by the purchaser.
Before installing any equipment, the buyer shall submit to the
vendor, full details of the equipment it is intended to install. The
buyer will be allowed to install the equipment only if the system
satisfies the vendor that it shall not cause any disturbance to the
surrounding neighbours and will fit in the space available.
